• An idyllic setting in the picturesque village of Boot down our quaint cobbled lane beside a beautiful 17 th Century packhorse bridge over the tumbling Whillan Beck. It is an absolutely stunning location - one of the finest in Britain!
• Open all year. Our cottages sleep 2, 2 + 2, 6, 8 and 9. Summer weekly changeovers are on a Friday, Saturday or Sunday according to cottage
• Winter short breaks including special mid-week offers are available on all cottages between November and March (excluding Christmas and New Year)
• All cottages are cosy, warm and romantic with full gas central heating, double glazing, ancient oak beams, local pink granite stonework, fully equipped kitchens, period bathrooms and quality furnishings. We continually upgrade and improve our cottages
• Honeymoon cottages for two and special occasion cottages - let us know the occasion and we can arrange to have something special in the cottage for your arrival.  We offer a Cumbrian hamper, a vegetarian hamper and champagne with flowers.  Click here for details and Order Form
• Our 7 cottages can accommodate over 30 guests, and have also successfully been used as a base for company team-building events on the fells, and large family reunions
• Some cottages have ground floor bedrooms and bathrooms and are suitable for those with limited mobility or young children
• We have 3 garden areas including a secret walled garden, and a large riverside paddock with picnic spot. Barbecues and ample garden furniture throughout
• Private parking with 3 spaces for the Farmhouse and Scafell, 2 spaces for Wastwater and 1 space for each of the other cottages
• Additional shared laundry room with washing machines, tumble dryers and payphone.
• We have taken care to ensure that every cottage has a convenient and comfortable place with Wi-Fi signal. The main hub is situated in the laundry room, and there are three additional boosters, in the Farmhouse, Wrynose, and Wastwater, enabling us to overcome the challenge of the think stone walls.

  Enjoy breakfast on the patio watching the Buzzards soaring above the fells

  Or swim in the crystal clear waters of the River Esk and Whillan Beck.
  We even have our own waterfall plunge pool in the village!
